12 years full time as a Home Inspector performing Home Inspections.
25 years part time as Home Inspector along with building and remodeling and performing Home Inspections.
7 years full time as a Home Inspector performing Home Inspections in Texas alone.
Trust your transaction to someone with a proven record of knowledge and experience. Home Inspection is my passion in life. Partner with me to enjoy a Professional and enjoyable home buying or selling experience. I work for your benefit alone, not any referring party. My loyalty in the inspection process is solely for my client, you.
The fear of the unknown and the cost associated with the same are the future home owners' greatest concern. That is why our ultimate goal for our clients is to uncover the unknown, remove the fear of the associated costs and make the purchase of your new home a relaxing, satisfying and rewarding experience. Not sell you on everything else to get the Home Inspection.
I inspect homes from under 1,000 square feet to well over 20,000 square feet and inspecting everyone of them as if I were buying it myself. I can set up you Home Inspection as well as your Termite Inspection and or Pest Control
This may not be yourCastle but everyone's home is their Castle. Protect your investment, know the concerns of your new home. Take the guess work out of the buying process with a home inspection by Castle Home Inspection Service. I take this guess work out by giving you my almost 4 decades of total experience and applying it to what I am seeing in your potential new home.
Home Inspectors Performing Home Inspections, Termite Inspections and Pest Control from Fort Worth to Grand Prairie, Southlake to Mansfield, Frisco to Keller, Plano to Saginaw and Denton to Burleson and every city in the Dallas/Fort Worth Arlington Metroplex.
The picture of the home below may not be your castle but every single home we inspect, we inspect as if it were our own. From the Historic pier and beam homes to the standard slab on grade to the multilevel, multibuilding properties in the many multiples of thousands of square feet homes. We have inspected, remodeled or built every type of residential and commercial structures there are all our lives.
What do I offer for free? Don't be silly. Nothing is free. For all those other inspectors that cheapen the Home Inspection Business offering countless other services for free ??????? You will pay for what you get, one way or another.
What I do offer is a comprehensive exam and report on the property you want me to perform a Home Inspection on. If you want a home inspection on a property you are considering buying by a home inspector that has been at this business for over 3 decades then call me and we will work out the details. This is no dumbed down drive by inspection. I am going to spend many hours at the home and then a couple more doing the report. Full narrative report with pictures explaining all the details. This is not a check list, walk through with a hand held clicking device clicking at a drop down list. This is a full computer generated hand typed report in detail simple enough to understand that almost a 100% of my clients never call me on for an explanation.
With all the years of full time and part time Home Inspection, add a couple more years of building remodeling on to that. So there is 27 years building, remodeling (and inspection part time) on top of the 12 years full time inspecting. I am not quite sure what can replace that kind of experience and background.
We are a company that actually cares about our clients Home Inspection and Home Buying Process.
We care that you may get into the money pit situation as many home buyers do. No one can eliminate all associated risks and costs in the home buying process but we know how important it is to you to have someone looking out for you as there should be. That is our job. We are here to do our part in "REDUCING" your risk in the home buying process.
If you are looking for hype and fluff to buy then you came to the wrong website.
Thousands of Inspections.
Is that what you are looking for in experience to inspect your new home? If so, call me ...817-925-6020
Are you looking to hire a home inspector that has
you sign a contract limiting his liability? Wrong website! You will be
signing nothing from me that you would with any home inspection company.
If you are calling around be sure to ask them in detail about their
contract and limits to liability. Most will have either their inspection
fee or twice the inspection fee for the limits of their liability. The
truth be known it is a scare tactic so you will never bother them when
you find out they missed something. If you want to see in detail what we
are all suppose to inspect look to your left at the navigation bar at
"TREC Standards". It is the last navigation button. We are licensed
through the Texas Real Estate Commission and are governed by those rules
set forth.
That's right. That is why you are here. You will get a very professional Home Inspection form me Ted Menelly. I have over 3 1/2 decades in the business of Home Inspection. Yes, 'only' about a dozen years full time but the rest of the years of not only home and commercial Inspection but remodeling homes and businesses and building homes and businesses. I have countless years of education in the home inspection and construction industry and will pass all that knowledge on to you. I promise not to sell you home warranties, termite warranties, free alarm inspections, make believe do nothing 200 percent guaranties or anything else but a Home Inspection.
Please read some info on other pages to see the lengthy list of items inspected. I also inspect pools with countless hours of continuing education for inspecting pools and I do charge a modest fee for inspecting pools. I am already there.
My Inspection does not only cover the home but the immediate property around the home including sprinklers, grading and drainage, retaining walls.
My reports consist of details on every item I find concerns with and pictures of the concern. It is explained in simple layman's terms that everyone will understand. I do not do the inspection report on site unless of course no one but me is at the inspection. Your time and mine is limited and I will let you get on with your business after the inspection after a thorough walk through and explanation of all concerns. I go back to the office and compile the report. I then turn it into a PDF and email it off to you or anyone you wish such as your Realtor.
From the double dotted lines to the next double dotted lines are things to look out for in way of Home Inspectors advertising
Please listen to what I have to say about this. It is
all hype and fluff and window treatment to get you to purchase a home
inspection completely distracting you from your task at hand. And that is
getting a Home Inspection from a true Professional Home Inspector.
Most home inspectors get most of their inspection business directly from Realtors. I also get some referrals from Realtors but only a small portion of my work because my marketing to Realtors is extremely limited. I get the vast majority from folks like you, the clients. The next largest portion of my work comes from this website. Folks read this website and then call me on the phone and find out that they are talking to that very direct individual that put this site together. I pull no punches with my inspections and in some cases, I am a bit wordy due to explaining the concerns I found. In other cases there is just not much to say so I cut it short as to not bore you to death.
Because my report is so spot on about the concerns in the home with the pictures right there with every concern I do not complete a summary because the summary is the report. I will not give you a 70 page report because it contains 2 reports. If you look at inspectors samples you will see both those reports and you will be shaking your head that the summary you just read is repeated word for word with the same pictures right after it.
Sample reports are inspection reports that an inspector put together that has nothing to do with your home they are about to inspect. In reality what you read here is a report. A report on the inspection industry. Add pictures and you have my sample report. No hype and fluff. All direct to the point and some times just a bit bold and blunt.
The website below will list all recalls for appliances. It is free to anyone. Don't fall into the free 80 dollar appliance recal check. It is already free.
This releases your inspector from all liability for his bad inspection.
Your realtor will talk to you of Home Warranties. They have been doing this for years. It is worth it and I suggest a home warranty. I am not in the home warranty business.
Any alarm company will do that. You will be calling them anyway if you want a security monitoring.
I use an outside company, woman owned, for the termite inspection and they charge a modest fee for a WDI (termite inspection and report). She has been in the business since her teens and is pushing a couple decades of experience. She has more certifications in termite and pest control as well as lawn and weed, aquatic weed control, animal control etc. than any Pest Control company in DFW. I have been using her for the 7 years that I have been in Texas. Excellent inspection and service and yes, her company will be doing a treatment if needed, not another company as will most home inspectors with just a tech license strictly for inspecting. Ask the Home Inspector that is going to do both inspections what kind of experience they have!
The company I use is The Right Call LLC. The owners name is Tammy. For her companies information or if you have any questions you can call her at 817-907-3035. The website is www.therightcall-llc.com. If you have a question she will have an answer ... the right answer. That's why the name of the company is "The Right Call".
I used to inspect for termites and do the home inspection. Way too much running around and not keeping my mind on the task at hand, the home inspection. Rush, rush, rush only to be able to get started on the Home Inspection. I prefer, for your advantage and mine, another set of eyes at the inspection looking just for those items and doing the report for you. This is afar "Better Deal" than one man doing both inspections. You can probably save a few dollars by one man doing both inspections..... OR WILL YOU?
Before you go to any other website, do yourself a favor.Read the rest of this page and then some of the materials from the navigation bar on the left. I know, I know, it is a good bit of reading but it is easy beneficial reading. This will give you a considerable amount of needed information. It will also give you a far better idea what I am all about and what your needs are in the home inspection process. There is also a lot of information to answer your questions like "What all do you inspect during the home inspection"
Depending on what city you are planning on buying in I have many individual area cities listed on the navigation bar that have a good bit of information for those cities. This may help a lot with finding city info and parks and police and fire departments and such. Shopping and restaurants are include in some of that info.
I actually care about your home buying process. I am a Home Inspector that let's no one interfere with the inspection or reporting....No one. I am your best friend in the home buying process. I can and more than likely will save you either a serious amount of money on your home purchase or at the very least have you aware of what is going on in that home so you can plan on future needed repairs and or maintenance. We don't break entire systems down or tear walls, floors or ceilings apart and our time constraint is on us to try to keep the cost to you down and also do an excellent job but it is a picture in time.
We gain referrals from many outside sources including Realtors and Brokers. We at Castle Home Inspection Service want to make it perfectly clear about our incoming referrals. We work for you, our client. We give an objective inspection that is based on our findings at the time of the inspection. You can rest assured that what we see is what we write in the inspection report. No outside party has any control over what goes into our report. We are governed by the Texas Real Estate Commissions ethics and standards of practice and follow all the state guidelines. The state guidelines always come first before any association SOPs
Texas is looked at favorably from many companies. Compared to most other states the move in rate from out of state is one of the highest in the country. The move out rate is one of the lowest. I work with buyers from out of state on a regular basis. If you cannot be at the inspection put your trust in my hands. I will schedule the appointment and perform the home inspection for you. I will make the arrangements to set up and inspect the property. With plenty of pictures mixed throughout the report and a clear explanation of the concerns in the home it will be like you were there. I turn the report into a PDF and email it to you and your Realtor. We can arrange payment with you. I am sure we can work out the details.
Fort Worth Info
Fort Worth is the fifth-largest city in the state of Texas and the 19th-largest in the United States. Fort Worth is also large in geographic area as it covers almost 300 square miles and is the county seat of Tarrant County—the 18th most populous county in the country. As of the 2006 U.S. Census, Fort Worth population was 741,206 (though a 2005 Census estimate placed the population at 624,067). The city is the second-largest cultural and economic center of the Dallas–Fort Worth–Arlington metropolitan area (colloquially referred to as Dallas/Fort Worth Metroplex), which is the largest metropolitan area in Texas as well as the entire South, and the fourth-largest in the United States with a population of 5.7 million in 12 counties. Fort Worth was founded as a military camp in 1849, named after General William Jenkins Worth. Today, the city is portrayed as more old-fashioned and laid-back than its neighbor, Dallas.
